It's official we have building permits!!!!

When they said it's not easy to build a home that doesn't even compare to what it takes to get building permits. LOL.

So, the story goes something like this. Once upon a time in late August this year. Full of glee and excitement I went to the Summit County Health Department to pay them the fee of $200. The last thing that I need to do to get our building permits. Low and behold their was a really big hiccup. The HOA had appointed the least responsible people in the world. They had failed to do any of their contamination testing in the last 2 years or have a water system capable of supplying the community with enough water.... and the list goes on and on.

After talking with the Division of Environmental I found out that The HOA only needed to sign a document (and follow through with making the changes to the system to have enough safe water for the community) that would put the community in a corrective action plan. Did they sign the document. NO! Then they yelled at me for 11, yes, Eleven minutes straight; about how I ruined the water system for the WHOLE community. NO.... This process to this point had way exceeded the 6 week mark. My Brain was fried and I couldn't take much more of the lies and stress.

I hired an Attorney... for the first time ever. He was able to scare the HOA's attorney into submission. Drum Roll. 2 Months and 10 days later the HOA is now in a corrective action plan and we have our building permits. So Stay tuned and I will keep you up dated on what is going on.

The Driveway and Financing

We spent the afternoon on the lake yesterday, it was soooo cold and windy we didn't spend much time in the water.  I got in one and one skied, Brock and Bjorn went swimming off the shore. Bjorn named it Jackson Beach so I think it will forever be named after the dog. We did spend some time drift trolling, although we didn't catch anything it was an awesome afternoon. After we go off the lake we took the boat to the property. Its finally starting to feel like something is happening.

When we got to the property I finally got to see the work that Brock did on the driveway. I think it's starting to look like something has happened a bit. I'm still not positive where we will put the house but maybe down where the trailer is. I really want to make sure that we pick the right spot so we get a good lake view. 

As for our financing issues. In order for us to get Brock's ratios inline. We had to pay off one of Brock's snowmobiles, and the $5000 credit card we used to pay for the property. Brock had to file an insurance claim that meant we lost the green snowmobile because it was "totaled." Once again our bank account are totally empty. ;( Construction loans are a little bit different then home loan in that we have to be approved to finance to total price of the project. I.e even though the lot is paid for we have to be able to qualify to replace the property. Not really sure why...

As for the loan side. We are waiting for the bank to get the appraisal back to make sure that the value is what it needs to be. I didn't even know that she was that far into the process. After they okay the amounts, we go into underwriting for the full loan amount, then it gets sent to the construction loan center, for them to process the construction side. The loan officer said we about 3-4 week out before we can start construction. It feels like we are never going to be able to start...

A little update on our house plans. We have officially been to 4 yes FOUR banks and no one wants to loan us money, so stressful. One of the Loan officers flat out said she didn't feel like it. It's not that we are not qualified ether. We are to bank number five and it's looking a lot better at this point. Since my first post we have spent a little bit of money and time getting the ball rolling.

Yesterday, I submitted the house plans. I would post pictures of them but I haven't quite figured out how to imbed a PDF. I'll work on that. Prepaid $100 for submission. Brock started building the driveway and spent $100 on road base. It finally looks like we are making progress. (I forgot to take a picture)

Last Week, we had the property surveyed with a Topographical map per the county. I called around and asked a few friend the going price is around $2,500 we swindled our way down to $900. Brock bought all the stuff to build the power panel $250 he still needs to assemble it and have an electrician do the wiring. Then the city has to inspect it ($101) and we will have power available. I also picked up a really nice light fixture for $10 at habitat for Humanity, then my dad brought a wall sconce home he pulled out of a house.




I really want to keep detailed notes of what everything cost so I think this might be a good place to do it. Here is what the proposed cost at this point. House Proposed Cost.

Announcing Operation Home Building

I'm so excited to announce that we are buying a piece of property and building us a family home/cabin. This has been a super long process and many of times we thought that it wasn't going to happen. (I still am a little anxious about it) After more then 4 months of negotiating,saving and dealing with someone else's bankruptcy. It's going to be OUR Home Sweet Home. Close to the city (only 30 minutes to Salt Lake, way closer to Park City) but out in the country! Both of our dreams!!!!

I know it looks a little desolate but in the summer it is very beautiful and green. We saw a huge bunny yesterday when we were plotting out where we were going to put the house (and my green house.) I have drawn house plans. I'll post them a little later.
